AREA:
1,049 hectares.

LOCATION:
"Boston" is located on the main Moree to Mungindi Road between Mungindi and Garah. It is approximately 24 kilometres west of Garah by bitumen road and approximately 48 kilometres east of Mungindi.

Access to "Boston" is good, having frontage to the main Moree to Mungindi Road. Access is across the travelling stock route and the Gil Gil Creek.

SOILS AND TOPOGRAPHY:
Generally the country is level black coolibah type country. There are some browner areas through, being generally box ridges. Original timber was coolibah, belah and wilga.

This country is typical of a wide area from Garah to Mungindi. These soils are all generally good agricultural soils and will grow excellent crops.

The southern portion of "Boston" would be subject to flooding from the Gil Gil Creek. I am also advised that generally water does come from the east to west in times of prolonged heavy rain.

LAND CLASSIFICATION:
Approximately 357hectares is developed for flood irrigation.

The majority of "Boston" is cleared for cultivation.

WATER SUPPLY:
Irrigation water comes out of the Carole and Gil Gil Creeks.

The property is also connected to the capped and piped Coubal Bore Scheme.

IRRIGATION DEVELOPMENTS:
Water is taken from the Gil Gil Creek via a long chase to the main pump site on the southern edge of the storage dam. Water is then pumped from there into the dam, or can be pumped directly into the channel for circulation.

The development is divided into 5 fields.

The layout is very simple with a tail water system, returning around the western end of the storage, back to the river pumps.

There is only one set of pumps required to service this development.

RAINFALL:
Approximately 500mm per annum.

WATER LICENCE:
It has a 648 megalitre unregulated licence. Licence No: 90SL10667.

I consider that in an average to good season significant cross country water would be harvested.

This is also the option of a regulated 900 megalitre licence.

IRRIGTION PUMPS AND MOTORS:
This is a substantial installation of all steel construction, comprising a 26" Chinese pump equipped with a 300 hp Caterpillar diesel motor. This installation pumps water from the river into the storage or will deliver it for circulation around the irrigation system.

There is a second Axial Flow 24" pump with a new 300 hp Cat motor.

WATER STORAGE:
This is a substantial installation with a capacity of approximately 3,000 megalitres. It covers an area of approximately 65 hectares.

STRUCTURAL IMPROVEMENTS:

Atco Unit
Plain style aluminium ATCO accommodation unit comprising one bedroom, lounge and amenities.

The unit is 12m x 3.2m. It is set off the ground on steel piers and has all required plumbing and electricity connected. Sewer is provided by a septic system. A large concrete tank is situated adjacent to the ATCO. There are not other structural improvements.

Machinery Shed:
All steel construction, dirt floor, power connected, 2 x concrete water tanks.
