54 Forrest Street Northam WA 6401
Its Worth The Wait54 Forrest Street, Northam
Once a red brick dwelling, now cement rendered, which official records say was built in 1935 but surely those records are wrong since the house is so rich in Federation features that abounded in the 1900s to 1920s.
It has a steep pitched iron roof, towering corbelled red brick chimneys, tall timber skirting boards, high ceilings some with ornate roses, generous room sizes, open fire places, wide jarrah polished floor boards, kitchen and bathroom renovated in keeping with the Federation era.
The front door from the verandah opens into a formal sitting room. Two bedrooms lead off, one having built-in robes and a reverse cycle air conditioner. There's a small vestibule style passage that connect the sitting room and bathroom to the main bedroom and lounge room.
The main bedroom and the lounge are huge and have timber doors inbetween which, if opened, create a massive ballroom. Fire places are at each end; one still open, the other with a slow combustion wood fired room heater set-in, the bedroom featuring a bay window and the lounge a reverse cycle air conditioner.
A long, open kitchen/meals/family area occupies practically the entire width of the rear of the dwelling. The kitchen features an old fashioned Metters wood stove and new cabinetry styled in Federation theme. The food preparation zone is in the centre and doors to the rear patio are at either end. You choose whether to setup the dining table on the left and on the right the informal sofa/TV/kids computer work station or vice-versa.
Terracing and retaining with old timber railway sleepers was a fantastic solution to resolve a sloping block. There are gardens on the lower level and at the upper level a double Colorbond garage with roller doors, concrete floor and power and a small garden shed.
Developers take note; the back yard might be considered by some to be going to waste and put to a higher and better use. The 1 207sqm corner block is zoned R30 (3 dwellings per 1 000sqm) and since the house is set forward on the block, theres oodles of space to do a Group Dwelling or Survey Strata subdivision for Stirling Street facing lots.
The block is set high with views to farmland hills on the Southern side of Northam.
